Comprehensive Tenant Referencing

Eyelet Property Services Ltd, instruct FCC Paragon to carry out a full reference of the Tenants if requested by the Landlord.

Every full reference has the benefit of the following
◾Credit history check (which will highlight any CCJ's & bankruptcies)
◾Voters roll confirmation (if the subject is not located on the current voters roll we will ask for proof of address)
◾Locate information (which may reveal undisclosed addresses which we can then search)
◾Managing agent/landlords reference/s (both current and previous if applicable
◾Income reference/s (regardless of whether employed, self-employed, retired)

The full reference service is available on a 1 hour, 24 hour or 48 hour turnaround (subject to referee availability). Please note there is no additional charge for overseas applicants however there may be a delay in obtaining references.

Rent Guarantee Options

Rental Protection: A 6 or 12 month warranty which covers loss of rent up to £3,000.00 per month and legal expenses authorised or incurred by the referencing company, including court costs to obtain vacant possession after non-payment of rent. Rental Protection+: You can purchase the rental protection as above, with extra cover, to ensure you are covered for the first month of non payment - void period. Full Terms and Conditions available upon request.

Guaranteed Rent: This is a warranty Bond which guarantees rent payments each month while the tenant is residing at the property. "even if the tenant does not pay". Paragon will pay into the landlord's designated bank account, the agreed monthly rent, minus the fee. They collect the rent from the tenant each month, so if the tenant doesn't pay they will recover any costs from them, without jeopardising your rental payments. Deposit Options

Fee for securing with the DPS: £20.00

We can offer a deposit securing service. All deposits will be secured with the DPS deposit Scheme and all tenants will be supplied with a copy of the DPS terms and conditions for their deposit. If you decide to accept a cash deposit from your tenant, then this deposit will be required to be secured within a Registered Tenancy Deposit Scheme.

You can register and secure the deposit yourself or we can do this for you. If you wish to register the deposit yourself you will be required to be present when the tenant moves into the property to sign the neccessary paperwork to confirm receipt of monies from the tenant.

The funds are secured with UK Government approved banks, so for safe, secure and straightforward deposit protection.
•Landlords and letting agents can access online accounts 24/7 and submit deposits in minutes, allowing you to concentrate on doing business, not admin.
•The DPS is the only Government-authorised custodial scheme that is free to use.
•All funds are ring fenced in accordance with client money regulations.
•The DPS is open to all private landlords and letting agents, with no pre-conditions to meet or assessments to take.
•An independent and free Alternative Dispute Resolution (ADR) service will aim to resolve any disputes quickly and without the need for court action.

Smart Deposit:

Fee: Free to Landlords

An alternative option to the cash deposit is the Smart Deposit. This is very much a preffered option by many of our current landlords. This fee is paid by the tenant, instead of paying a cash deposit.

It is to purchase a warranty Bond, which covers you as the landlord for damages up to the value of 2 months rent and if the tenant vacates without paying the last months rent of the term of the tenancy, this will also be covered. Total claim:- whether damages or unpaid rent will only be covered up to the value of 2 months rent and all claims must be over £150 in order to proceed.

Quarterly inspections must be carried out to note any damages along the way and a full inventory must be supplied to the tenant on moving into the property. Full Terms and Conditions available upon request.

Landlord / Tenant Insurances

Buildings Insurance covers the structure of the property and any permanent fixtures and fittings, such as kitchen units and bathroom suites, as well as garages and outbuildings, against insured perils such as fire, lightening, explosion, earthquake, malicious damage, storm or flood, theft, subsidence, and breakage of glass or sanitary ware. £10,000 contents insurance and £2 million legal liability cover are included free of charge, with the option to increase the limits for a small fee.

Contents Insurance covers household goods, furnishings, furniture and carpets, which are contained in the property, and provided for the use of your Tenant against insured perils as above. Contents only cover can also be provided for flats. Loss of rent cover (up to 20% of the sum insured) should the property become uninhabitable following an insured peril is also included. Check In and Out Inventories

This document is crucial for the recording of the condition of the property when each tenant moves in and out of your property. Should there at any time, be any disputes, then this can be referred back to for reference, to assist with any disputes. Without this document, you as a landlord will have no evidence to prove the deterioration of the property or who may be responsible for any damage or dilapidation. All Inventory files are kept on record for 6 years.

Gas Safety Certificates

If you are renting your property out you will be required by law to provide a Gas Safety Certificate to your Tenants. The gas safety check will identify any defects, which require remedial work. You should have a gas safety check every year.

The gas safety check involves a Gas Safe registered engineer visiting your property to inspect your gas appliances. They will check that all appliances in the property are working correctly. They will check to ensure that:
◾Gas appliances are on the right setting and burning correctly and have the correct operating pressure
◾Harmful gases are not being released from the appliance and are being safely released to the air outside
◾There are adequate ventilation routes are these are clear and in a proper working order.
◾Safety devices installed are working correctly.

Property Inspections

Regular property Inspections are carried out to ensure that the Tenants are happy with their home and to ensure that the property is being well cared for and kept in a clean and tidy condition, without damage. All reports will be sent to the Landlord following every Inspection

Maintenance

We have an excellent team of competitively priced, qualified engineers on board, to provide a quote should you require any maintenance work carried out. You are welcome to use an independent engineer to carry out works required at your property. If this is your choice, please do inform us so that we can update our records.
