Consultation has begun for an exciting affordable housing led residential development in Foxhole. Following a positive initial pre-application meeting with Cornwall Council, through their Planning Performance Agreement process, it has been identified that there is need for affordable homes.

To enable the provision of these affordable homes, up to the same number of open market houses can be provided to allow cross subsidy to ensure affordable prices. The exact amount of open market houses cannot be identified at this time due to the requirement of a commercially sensitive economic viability assessment to be agreed with Cornwall Council’s Affordable Housing Team, but this number cannot exceed the number of affordable housing.

Land to the rear of Ethyan House, Carpalla Road will situate a development of high quality design with all houses meeting the RIBA The Case For Space (implementing improved sizes of new homes, many of which are over 20% larger than most new large residential developments) with 200% car parking (two parking spaces per dwelling).

The preliminary site plan illustrates rows of stepped terraces house characteristics of the area working with the contours of the land. The design considers the home as the primary place with car parking subservient, whilst understanding the need for good parking provisions. The design allows for two parking spaces per dwelling. A new pedestrian link to the southern part of the site will connect into the existing footpath networks to allow walks into the countryside. Where possible gardens will have southerly aspect and generous in size to allow family use.
